The basics

What is buried in your yard

Three parts, in order. Failures are almost always the third one.

  1. The tank

    Solids sink, grease floats, the liquid between moves on. Pumping is maintenance, not repair.

  2. The distribution

    Spreads that liquid evenly. An uneven one kills a section early.

  3. The soil treatment area

    The drainfield. Where treatment happens. Once clogged, it does not come back.

How a septic design actually works

Sized to the soil and the bedroom count, not the house. Up here the soil is the hard part.

  1. Site evaluation

    Setbacks from the well, the lake, the line. Wrong spot, expensive system.

  2. Soil borings

    Minnesota requires three feet of unsaturated soil beneath the system. Up here that is the whole problem.

  3. Percolation rate

    Minutes per inch. Too fast and effluent hits groundwater. Too slow and it backs up.

  4. Sizing and system type

    Flow comes from bedroom count. With the soil data, that picks the system type.

  5. County submittal

    Your construction permit comes out of the finished design. Start early.

Why you see so many mounds up here

Without three feet of usable soil you cannot trench, so the design builds soil upward. That is a mound. Where even a mound won't fit, it is a holding tank — pumped on a schedule, at your cost.

Keeping a system legal and running between inspections.

The catch-all. Lapsed permits, county paperwork, operating permit renewals, and the ongoing maintenance a system needs to stay compliant. If you are not sure what the county is asking for, this is the one.

Imminent Threat to Public Health

Sewage reaching the surface or a water supply.

10 months. The shortest clock the county gives.

Selling

Inspect before you list. Found in September it is a plan, not a price cut.

Not fixed before closing

The sale proceeds — the buyer escrows 100% of replacement cost, with a signed transfer agreement and a contractor estimate.

Closing in winter

Frozen ground doesn't stop a sale. The inspection defers. The agreement, estimate, and escrow are still due.

  • Since 2021 the tank must be pumped empty for a sale inspection.
  • Results are filed with you and the county in 15 business days.
  • The county funds upgrade assistance. Most people never ask.
